Do I need to register my short-term rental with the Town?

Yes. All short-term rentals must be registered with the Town of Vail and comply with the necessary insurance, management, trash, and other requirements. You can find more information on the Town of Vail website, or give us a call to help set up your rental.

Do I need a management company for my short-term rental property?

If you plan to live outside of the valley, then yes. The Town of Vail requires there to be a property contact available 24/7 for tenants that is no more than 60 minutes from the residence. Do I need to change anything about my property before making it a short-term rental?

Your property must pass a fire and building inspection prior to submitting your short-term rental application. Proper signage must also be displayed within the home. The full list of requirements can be found on the Town of Vail website under the STR Ordinance section.

Do I need to collect tax from my short-term rental tenants?

If you are renting through an online marketplace facilitator like AirBnB or VRBO, taxes are collected and remediated through those services and do not require any additional work from the homeowner or property manager. If you are renting your property short-term outside of an online service provider, taxes must be collected. Currently, the cumulative taxes for short-term rentals in Vail are 10.8% (up from 9.8% as of 1/01/23). Read more on the Town of Vail website.

Do my tenants need to follow any special rules?

There are some laws specifically for short-term rental tenants that must be followed to avoid complaints on your property from neighboring homes. For example, tenants of short-term rentals in Vail are not allowed to use portable outdoor fire pits or leave trash outside unattended.
